The 167 Monticello is at the epicenter of Jersey City's redevelopment investment. There are many new developments being planned on this Mixed use Corridor, and this is an excellent opportunity to buy a unit at a 50% discount from comparable privately-developed units.

Location
The side streets that feed into Monticello Avenue between Summit Avenue and Bergen Avenue are stable residential corridors with a number of properties of significant historical value including strips of elegant brownstones along Astor Place and Summit Avenue. As a result the neighborhood is having more success in attracting new businesses and residents.  Moreover, Monticello Avenue has a fair share of successful businesses including restaurants, a laundromat, a major bank and a beauty supply company.  Additionally, there are a number of activities taking place to encourage new businesses on Monticello Avenue. This includes a number of projects that have been either completed or breaking ground in the next 12 months:

  1. Monticello Avenue has received NJDCA Main Street Designation. This program is administered by the Department of Community Affairs’ Office of Smart Growth and provides technical assistance and training of proven value in revitalizing commercial districts. The Main Street Programs have been known to help improve the economy, appearance and image of business districts through the organization of local citizens and resources.  Benefits of the program include increasing sales, creating a positive image, attracting new businesses and creating new jobs. This program is managed by Monticello CDC located at 99 Monticello Avenue.
  2. The Jersey City Economic Development Corporation (JCEDC) completed over $1.3Millon in physical improvements to Monticello Avenue. This includes streetscape improvements with new sidewalks and lighting that was completed in 2006. In 2007, they completed many businesses received a facelift through the JCEDC’s façade improvement program. 
  3. A number of real estate development projects on or around Monticello Avenue will contribute positively to its revitalization.
    • The Basilico- Completed in 2007, this mixed use development has over 30 market rate condominiums and two commercial spaces that includes the Imago Beauty Group and Carmine's Italian Deli & Panini House. The residential spaces are fully occupied and the 2 businesses are thriving.   
    • The Beacon- The most notable development in this area is the former Jersey City Medical Center which is being converted in into over 1,000 market rate condominium which is expected to provide a significant amount of purchase power to local businesses. Phase 1 of this community has been completed and sold and includes over 300 units.  This community is located 4 blocks from this location.
    • 120-122 Monticello Avenue- Cline Community Outreach Services will be breaking ground this summer on this mixed use facility 3 blocks south of our location. It will include 6 residential units with a 7,000 square foot day care- 
    • The Monticello- Located 2 blocks north from our location, Whitton Street Associates will be breaking ground this summer on a mixed use project with a full service supermarket and 120 units of rental housing which will include 24 affordable housing units.
